How Often Should I Paint the Exterior of my Home?

Many people begin to consider repainting the exterior of their home when the paint begins to look old and worn or there is minor to moderate damage to the paint. In order to avoid damage to the structure of your home, you may not want to wait that long. On average, most home exteriors need to be painted every 5 to 7 years. However, a home may need repainting anywhere between 3 and 20 years depending on the siding, the quality of paint, and a few other factors.

Paint Quality

It may sound obvious, but a higher-quality paint lasts longer than a low-quality paint. If the current paint on the exterior of your home is higher quality, you should be able to wait longer than average to repaint your home. Lower-quality paint may seem like an attractive option because it’s less expensive, but it tends to cost more in the long run because you will need to repaint your home sooner.

Siding Material

The type of siding your home uses has a major impact on how often the exterior of your home needs to be painted. Here is a quick look at how long paint typically lasts for different siding materials.

  • Wood siding – Lower-quality paint will last between 3 and 7 years. Top shelf paints last 10 to 15 years with proper prep and application. Most stains last 4 years with stains on the transparent side of the spectrum having a shorter life than a solid stain.
  • Aluminum siding – 5 years if basic paint is used. Using premium paints with proper prep and application could yield a paint job that lasts up to 20 years.
  • Stucco siding – 5 to 6 years unless masonry-specific paints are used. With these specialty paints, you could expect 15 or more years to pass before you need to repaint.
  • Cement fiberboard siding – 10 to 15 years depending on paint selection.
  • Brick siding – 15 to 20 years depending on maintenance of the siding and product selection.

Location

The location of your home is another important factor to consider. If your home is on the shore of a lake, the paint will show wear quicker due to the extra light that reflects off the water. If a home is located near the ocean, the sun and the salty air will cause additional wear and tear on the paint.

Climate and Weather

The climate you live in also impacts the lifespan of exterior paint. If it tends to be very wet or dry or extremely hot or cold, the paint will show wear quicker. The day-to-day weather of the area you live in also takes its toll on paint. All weather will cause wear and tear on paint, but frequent storms tend to damage paint quicker than frequent sunshine.
